Lynham & Co uses the Tapi maintenance system and Concierge platform to help tenants lodge and manage maintenance requests online.
How to report general repairs
Maintenance requests should be lodged through the maintenance request process so the details can be reviewed, tracked and managed properly.
Report issues early
Do not wait for a routine inspection if something requires attention. Early reporting can help prevent further damage.

Photos help show the issue clearly and may assist trades in understanding what needs to be reviewed before attending.
Explain the location
Provide clear details about where the issue is located, including the room, area or appliance involved.

Include helpful access notes, pets on site, gate details or tenant availability where appropriate.

Emergency repairs
Emergency repairs are generally issues that may cause injury, make the property unsafe or insecure, create serious damage, or seriously affect essential services. If the matter is an emergency, please lodge the maintenance request first, then contact our office immediately.
- Burst or broken water pipes.
- Blocked or broken toilet where another toilet is not available.
- Serious roof leak or gas leak.
- Dangerous electrical fault or exposed live wiring.
- Flooding or serious storm damage.
- Failure of electricity, gas or water supply.
- Failure of essential cooking or water appliances.
- Hot water service failure on weekends or long weekends.
- Damage making the property unsafe or insecure.
- Faults likely to injure a person or cause serious inconvenience.
After-hours emergency repairs
If an emergency repair is required outside office hours, please report the issue through the maintenance request process first and then phone our office on 0447 250 015.
This number should only be used for genuine emergency repairs. General maintenance should be lodged through the normal maintenance request process and will be reviewed during business hours.
